The Haven of Athens is the newest student housing community serving college students in Athens, Georgia. The Haven of Athens will offer unique, state of the art amenities for its residents, both inside and outside of multi-bedroom, stylistic cottages. March 2020

Dear Investors:

SCG is pleased to report the progress on The Heaven of Athens site for close of February 2020. As of February 29th, 2020, construction is going well, despite a very rainy month.

As of the end of Februray 2020, we are happy to report the following project progress:  

  • Footings are completed for 52 out of the 69 units.
  • Slab work is completed for 40 out of the 69 units.
  • Framing is complete for 40 out of the 69 units.
  • The rough-in for the mechanical, electrical, and plumbing has been started for 30 out of the 69 units
  • Insulation, 10 out of 69
  • Ready for drywall, 10 out of 69
  • Siding complete, 30 out of 69
  • Exterior Paint complete, 6 out of 69
  • Sanitary sewer installation is 95% complete for the site
  • Storm sewer installation is 85% complete for the site.
  • The grading 70% complete for the site.
  • Pool Construction, 15% complete

Concerning leasing, things have picked-up as expected, all is proceeding well. We have started hard hat tours which prospective tenants who are excited to be able to see the physical product. We are approximately 40% preleased with rents slightly higher than the proforma.

Concerning our cost projections, we have approximately $129,000 in the account. In March, we will begin using the bank’s funds.
